Eider house is a new build office 100,000 sq ft office building in the heart of Manchester, part of the Piccadilly Basin redevelopment, the building comprises of 4 storey office accommodation with basement car parking. The building is ideally located being adjacent the recently refurbished Rochdale Canal.

The building which on plan looks like a flying wing, with central atrium mimicking the ’cock pit’ and plant room louvers engine intakes, benefits from full air conditioning throughout by means of 4 pipe fan coil system with free cooling chillers mounted in pods on the roof (engine intakes).

The building environment is controlled by means of an intelligent Building Management system and the internal lighting is designed to meet the requirements of the LG3 standard.
